Normalise the scope
List demolition, structure, services, finishes, access, waste, approvals and handover. Record whether each item is included, excluded or provisional in every quote.
Challenge allowances
A low provisional sum can make a quote look competitive while pushing the real cost into later variations. Ask what quantity and product level the allowance assumes.
Compare delivery as well as price
Check supervision, subcontractors, programme, payment stages, insurance, warranty and how defects will be resolved. The strongest proposal is the one you can administer clearly.
