Start with outcomes
Write down how the new space must work, which rooms it should connect and what natural light, storage and privacy matter. This gives a designer something more useful than a request for the largest possible footprint.
Build the approval route
Planning permission and Building Regulations are separate. Some projects may use permitted development rights, but drawings, structural design, inspections and party-wall considerations can still apply.
Price one defined scheme
Give each builder the same drawings and specification. Mark provisional items clearly and keep the kitchen, glazing, utility diversions and external works visible in the overall budget.
